Local Law – 11/98 Façade Inspections
NYC Local Law 11 of 1998 is a law requiring the inspection of the facades of the buildings six stories and higher, including the basement. Inspection performed by a licensed design professional (Register Architect or Professional Engineer), known as QEWI (Qualified Exterior Wall Inspector) to perform a critical examination of the exterior of a building and all parts thereof to determine whether the exterior facades and the appurtenances thereto are either safe, unsafe, or safe with a repair and maintenance program (SWARMP) and whether, in the judgment of QEWI, they require remedial work. New York City Department of Buildings (DOB) requires filing of Local Law -11/98 inspection reports on a periodic basis (Five year Cycles). It is important for a building owner to have the exterior façade and necessary appurtenances of his building inspected by a QEWI on a timely basis and file a report of building facade condition within the defined window of time for each cycle.

Pre-Construction Survey
All contractors with permits to conduct earthwork, Demolition, Excavation, Foundation, shoring of excavation and underpinning must conduct building condition surveys for all surrounding structures. Our condition survey consists of documentation of the condition of the entire site, architectural and structural building components visible to the naked eye. Our team identify visible distresses captured during the survey and prepare a pre-construction survey report for the site owner providing necessary recommendations and comments on general site condition.
